They’re the $600 million-dollar couple

That’s how much real estate they’ve sold - with a proven selling real estate record in Central Auckland and they’re ready to announce that they’ve arrived in our neighbourhood.

James and Charlotte Marshall are the successful husband and wife team behind Harcourts Charlton Realty, who took over the management of the Ponsonby office a year ago, but they’ve kept a low profile until now, concentrating on mentoring their tightknit team and growing their business before making their entrance public.

With her two teenage children growing up way too fast for her liking, this Ponsonby office is very much Charlotte’s baby, “I love working in the area and enjoy everything it has on offer,” she says.

“James and I have worked together for the past 13 years, 12 of which were spent working in the same office, and last October I took over the management of the Ponsonby office”.

With three offices across central Auckland in Ponsonby, Mt Eden and Epsom, their team of sales agents, property management, management and admin has grown to more than 50 people.

Harcourts Charlton Realty has a strong auction culture, one of the strongest offices in the country in terms of auctions versus sales numbers. They understand the auction process, the agents are trained and their sales record in auctions is proof in itself.

But leaving sales to focus on management was tough for Charlotte, who admits she misses meeting the number of people she used to. While she’s still very hands-on working with buyers and supporting them through the process, she’s had to take more of a backseat.

“Open homes were show-time and I got a real thrill greeting buyers at the door,” Charlotte said.

While she doesn’t get to meet the number of people she used to, Charlotte’s role is just as pivotal though for her clients – ensuring through her dedicated staff, disciplines and systems that her auctioneers are at the top of their field both here and Australia.

“Being a part of the Harcourts brand provides us with massive networks, not just locally but also internationally and the training within the group in the best in the country. We are focussed in ensuring we put people first,” she says.

With an intimate knowledge of selling in the Mt Eden area and its surrounds, Charlotte notices a lot of similarities between her old stomping ground and Ponsonby.

“Character villas, established neighbourhoods and the surrounding suburbs all have their own wee vibe going on,” she says.

There is definitely a cross-over with buyers from Herne Bay/Ponsonby/Westmere heading over for the Grammar Zone, or in some cases to be closer to the private schools,” Charlotte adds.

Other important factors she’s noticed at the forefront of buyers’ minds are proximity to the CBD and the character of the homes.

“But the demographics of each suburb do slightly differ, with Mt Eden more family-orientated than Ponsonby. Ponsonby sections tend to be a bit smaller and the streets are narrower compared to Mt Eden or Herne Bay.

We see families in the Ponsonby area and surrounds and not requiring the school zones, or maybe seeking apartment alternatives in Freemans Bay,” says Charlotte.

After years of success in the real estate business, it’s Charlotte and her team’s passion for people that’s naturally in the blood and establishing Harcourts Charlton Realty in Ponsonby is a challenge they’re ready for.

“We have a great mix of people with various backgrounds within the office. They’re highly motivated and enjoy the benefits of having an owner as their manager, who is as driven as they are in ensuring their success,” she says.

The extraordinary amount of experience that she and James offer her team is invaluable, as is their intimate understanding of the sales process.

“We know what it takes to become an attraction agent, and build a brand within a brand,” she adds.

Charlotte is so convinced of the move to the Ponsonby neighbourhood, she’s even planning on changing their home address in coming years.

“I have convinced James to move once the children have left the nest. I do believe there is a house in St Marys Bay or Freemans Bay with our name on it – see I told you there was a cross-over!”
